What is a Mortgage Capacity Report?

A Mortgage Capacity Report surveys the whole market and sets out, in clear terms, what a client may realistically be able to borrow given their individual financial circumstances following separation. It is an independent assessment — not a lender commitment — and is commonly used to help courts, solicitors, and mediators understand whether a party may be able to secure a mortgage to either buy out their ex-partner or afford a new property purchase, before decisions are made that cannot be undone.

What does my report cover?

  • A full assessment of income — including salary, self-employment income, child maintenance, benefits, and other relevant sources
  • Monthly outgoings and existing liabilities
  • An overview of current lender criteria and affordability thresholds
  • An indication of maximum borrowing potential across the market
  • Multiple scenarios where relevant — for example, factoring in changes to maintenance payments or cleared debts
  • A clear, plain-English summary suitable for sharing between both sets of solicitors

Fee and turnaround

Mortgage Capacity Reports are charged at £295. I aim to deliver completed reports promptly. If you are working to a specific court date or legal deadline, please mention this when you get in touch and I’ll do everything I can to accommodate your timescale.

Mortgage Capacity Reports are not regulated by the Financial Conduct Authority and are not covered under the Financial Ombudsman Service. The report is prepared by Vicky Probert as an individual.

I’m always happy to have a quick call to discuss a client’s situation before the introduction if that helps.
